Our modular home build process is designed for speed, sustainability, and quality — without compromising on comfort or design. From insulated foundations to solar energy and airtightness, every stage of your home is built using trusted systems, certified installers, and a focus on energy efficiency and future-proof living.

Groundworks

This includes preparing the site ready for excavation, setting up the formwork and pouring the concrete slab, followed by drying time.

Structure and Window

This includes constructing the main framework and installing windows to secure the building.

First Fixing

This includes installing the electrical wiring and plumbing systems within the structure.

Internal and External Finishes

This includes internal slabbing, skimming, and applying external render to give the structure its finished appearance.

Floor Insulation & Screed

This includes laying floor insulation followed by pouring screed to prepare the base for the final floor finish.

Second Fixing

This includes installing electrical outlets, switches, and plumbing fixtures to complete the final stages of the build.

Roofing & Weatherproofing

We install durable, long-lasting roofing systems, including flat roofs using Fatra membranes — expertly handled by our certified team of Fatra Approved Installers. These systems are weatherproof, low-maintenance, and ideal for the Irish climate.

FINAL INSPECTION

After a final walkthrough, any last minute adjustments are made before you move in.
