Our modular home build process is designed for speed, sustainability, and quality — without compromising on comfort or design. From insulated foundations to solar energy and airtightness, every stage of your home is built using trusted systems, certified installers, and a focus on energy efficiency and future-proof living.

Groundworks

This includes preparing the site ready for excavation, setting up the formwork and pouring the concrete slab, followed by drying time. As KORE approved foundation installers, we use high-performance insulated foundation systems that exceed Irish building regulations. These foundations are ideal for modular construction, offering excellent thermal performance and speed of installation. Reduced thermal bridging, BER-compliant base, weather-independent setup

Structure

Our modular sections are precision-manufactured off-site in a controlled environment, ensuring consistent quality and faster turnaround times. The structure incorporates airtight membranes and tapes from SIGA, supporting excellent thermal performance and airtightness certification.
We also install SIP energy panels for structural strength and energy efficiency, keeping your home warm in winter and cool in summer.

First Fixing

This phase includes the installation of essential systems that will support the functionality and comfort of your new home. Specifically, it involves setting up the electrical wiring throughout the structure, ensuring that all necessary outlets, switches, and lighting fixtures are properly connected and safe for use. In addition, the plumbing systems are installed, which includes laying out the pipes for water supply and drainage. These systems are integrated within the walls, floors, and ceilings as needed, and are critical for providing everyday utilities such as electricity, hot water, heating, and sanitation within the home

Finishes Phase

 Internally, this stage includes slabbing, which provides the necessary base layers for floors, followed by skimming to achieve smooth wall and ceiling surfaces in preparation for painting or decoration. Externally, the building undergoes rendering, where a protective and decorative coat is applied to outside walls, enhancing both appearance and durability. These finishes are essential for preparing the structure for occupancy, improving insulation, and ensuring it meets design and aesthetic requirements. This stage significantly contributes to the building's final presentation.

Floor Insulation & Screed Stage

This stage involves preparing the floors for their final finish. It begins with laying floor insulation, which helps improve energy efficiency and keeps indoor temperatures stable. Once the insulation is in place, a layer of screed is poured over it. Screed is a smooth, level material that creates a solid, even surface for the final floor covering, such as tiles, wood, or carpet. This process ensures the floor is strong, level, and ready for the final touches. Both the insulation and screeding steps are important for comfort, durability, and the overall quality of the finished interior space.

Second Fixing

The Second Fixing stage involves completing the final details of the building’s interior. This includes installing electrical outlets, light switches, and plumbing fixtures such as taps, sinks, and toilets. At this point, all the hidden wiring and pipework from earlier stages are connected to their visible components. These installations are essential for making the building fully functional and ready for use. This stage plays a key role in ensuring everything works correctly and meets safety standards.

Roofing & Weatherproofing

We install durable, long-lasting roofing systems, including flat roofs using Fatra membranes — expertly handled by our certified team of Fatra Approved Installers. These systems are weatherproof, low-maintenance, and ideal for the Irish climate.

External Insulation & Airtightness

We wrap your home with Baumit NSAI-certified external insulation systems, increasing energy efficiency and improving soundproofing. This is a key part of achieving Passive House or near-zero energy performance.

Renewable Energy Integration

As part of our commitment to sustainable building, we work closely with JFW Renewables to integrate solar PV systems into your modular home. Generate clean energy, reduce your electricity bills, and qualify for SEAI grants with our approved retrofit pathways.
