The Government has announced proposed updates to Planning Exemptions Regulations for residential properties in Ireland. These changes are intended to reduce the need for planning permission for certain types of home improvements, while allowing planning authorities to focus on more complex developments. Key proposals include: 🏡 A detached, habitable unit (32–45sqm) within the boundary of an existing home, subject to conditions 🏡 Subdivision of an existing house to create an additional self-contained unit 🏡 Increased exemption limits: • Extensions from 40sqm to 45sqm • Garden structures from 25sqm to 30sqm 🏡 New exemptions for certain roof alterations, including dormer additions All developments will still be required to meet relevant Building Regulations, including fire safety and building control requirements. These proposals are currently undergoing environmental assessment and will require Oireachtas approval before coming into effect.
