Frequently Asked Questions

What is a modular home?

A modular home is a type of prefabricated home that is built in a factory and then transported to the homeowner’s site. It is constructed in multiple sections, or modules, that are then assembled on a foundation to create a complete home.

How are modular homes different from traditional stick-built homes?

Modular homes are built in a factory using precise construction methods and high-quality materials. They undergo rigorous quality control inspections during the construction process. Stick-built homes, on the other hand, are built on-site, with construction materials exposed to the elements during the building process.

Are modular homes as durable as stick-built homes?

Yes, modular homes are built to meet or exceed the same building codes and standards as stick-built homes. They undergo rigorous inspections during construction to ensure they meet these standards. In fact, some modular homes are built to be stronger than traditional homes to withstand transportation to the site.

Can modular homes be customized?

Yes, modular homes can be customized to fit the homeowner’s preferences and needs. There are usually a variety of floor plans and design options to choose from, and modifications can often be made to accommodate specific requirements.

What is the cost of a modular home compared to a stick-built home?

The cost of a modular home can vary depending on factors such as the size, design, customization options, and location. In general, modular homes tend to be more cost-effective than stick-built homes because they are built in a factory, which allows for increased efficiency and reduced labour costs. However, it is important to consider the overall costs, including site preparation, delivery, and foundation installation.

How long does it take to build a modular home?

The construction timeline for a modular home is typically shorter than that of a stick-built home. The manufacturing process in the factory can take several weeks, while the on-site assembly and finishing typically take a few weeks to a couple of months. The overall construction time can vary depending on factors such as the complexity of the design and the availability of resources.

Can a modular home be moved or relocated?

While modular homes are not designed to be movable like mobile homes, they can be disassembled and transported to a new location if necessary. However, it is important to consider the costs and feasibility of moving a modular home, as it can be a complex and expensive process.

Do modular homes have the same financing options as traditional homes?

Yes, modular homes can typically be financed in the same way as stick built homes. Homeowners can apply for mortgages or loans through banks and financial institutions that offer financing for modular homes. It is advisable to consult with multiple lenders to explore different financing options and find the best terms and rates.

What is the warranty coverage for modular homes?

Warranty coverage for modular homes can vary depending on the manufacturer and the specific components of the home. It is common for modular homes to come with warranties that cover structural elements, plumbing, electrical systems, and appliances. It is important to review the warranty terms and conditions and understand what is included and for how long.

Are there any restrictions or limitations when it comes to building a modular home?

There may be certain restrictions or limitations depending on local building codes and regulations. It is important to consult with local authorities and obtain the necessary permits and approvals before starting the construction of a modular home. Additionally, homeowners' associations or neighbourhood covenants may have specific requirements or restrictions that need to be considered.

Your satisfaction is our priority, and we’ll ensure everything is perfect before we conclude the project.

HOW LONG WILL MY PROJECT TAKE?

We will endeavour to complete your project within the agreed timeline, provided everything stays on track as planned. While we aim to meet all our deadlines, certain factors such as weather, material availability, or unexpected site conditions may cause delays. Rest assured, our team will keep you updated throughout the process and promptly inform you of any changes.

WHAT IS THE COST OF A MODULAR HOME COMPARED TO A STICK BUILT HOME

The cost of your modular home will depend on a few key factors, including the size, design, and level of customisation. One of the key benefits of modular homes is that they are generally more cost-effective than traditional builds, thanks to the efficiencies of factory construction and reduced on-site labour. It’s also important to consider additional elements such as site preparation and essential pipework, including systems like heat pumps, when planning your budget. We're here to guide you through each step, so you know exactly what to expect.

DO YOU OFFER WARRANTY ON YOUR BUILDS?

We offer comprehensive warranties to give you peace of mind and confidence in the quality of our work. All Gleoite Homes builds come with a 20-year structural warranty, reflecting our commitment to long-lasting craftsmanship. In addition, we honour our suppliers’ warranties for components such as heat pumps and other specialised systems, ensuring continued protection beyond the structure itself. Should any concerns arise, our team is always here to assist and resolve issues promptly.

Do you install the foundations, and how is this priced?
Yes, Gleoite Homes Ltd installs all foundations as part of our builder’s finish and turnkey packages. We use insulated raft foundations, which are designed for energy efficiency and long-term performance. Costs vary depending on the size, layout, and ground conditions of the site. A detailed foundation quote will be included once we’ve assessed your specific plans.

Can you install the water connection from the main supply to the house?
Yes, we can coordinate and carry out the installation of a water line from the mains to your home. Pricing depends on the distance to the main supply, ground conditions, and site access. This will be factored into your overall quote after a site visit.

Do you install septic tanks or wastewater treatment systems?
Yes, we install both septic tanks and treatment systems, where required. This typically involves a percolation test and liaison with the relevant local authority. Final pricing is site-dependent and can only be confirmed after assessment.

Do you carry out renovation work on existing or older homes?
Yes, we offer renovation services for older homes. This includes retrofitting, insulation upgrades, layout changes, and structural repairs. An initial site visit is required to determine what’s possible and provide an accurate quote.

Can you help us with grants, such as for derelict or vacant homes?
We assist clients applying for schemes like the Vacant Property Refurbishment Grant. While we do not process the grants ourselves, we ensure all works meet the required standards and provide the necessary documentation to support your application. We are currently working with a client availing of an energy efficiency grant.

Is it possible to extend the house later on?
Yes, we can design your home with future extensions in mind. It’s important to mention this at the design stage so the layout and structure can accommodate future development.

Are your homes airtight and energy-efficient?
Yes, our homes are constructed to meet strict air tightness and thermal performance standards. Each build undergoes air tightness testing as part of our quality checks.

What Building Energy Rating (BER) do your homes achieve?
Our homes achieve at least a BER rating of A2, with A1 possible depending on the final specification. All builds comply with NZEB (Nearly Zero Energy Building) standards and are considered permanent dwellings under Irish regulations.

Is it difficult to get insurance for one of your homes?
No. Our homes meet all applicable building regulations and are classified as permanent structures, which makes them eligible for standard home insurance policies. We do recommend discussing coverage options with your insurer early in the planning process.

Are your homes customisable?
Yes, each project is fully customisable. We work with clients to design homes that suit their specific needs. If you don’t already have an engineer, we can connect you with one. They’ll assist in creating a design that meets planning and building requirements, and we’ll work closely with them to deliver your ideal home.
