Our Rahoon extension is officially flying! 🚀 We're thrilled to share some progress shots of this exciting project. Imagine a home where comfort meets cutting-edge construction! We've already got the windows installed and airtight-taped for ultimate warmth, and our internal walls are prepped with vapour barriers and battens – ready for the electricians and then the insulated plasterboard. Beneath your feet, 75mm of screed lays over a substantial 150mm of PIR insulation, promising cozy floors all year round. And talk about bringing in the light! Our flat roof now features three sleek roof lights, perfectly insulated and awaiting its incredibly durable Fatra PVC membrane – the gold standard in waterproofing. Outside, the cement board and ventilation system are in, ready for that beautiful silicone render finish. It's all about building smarter, stronger, and more sustainably. The straightforward answer is: it’s complex, and approval often depends on the specific lender and the nature of the home. They are designed to be placed on permanent foundations and are treated as permanent, fixed structures, not temporary solutions. These factors are essential for mortgage consideration. While some lenders are open to providing mortgages for correctly specified and sited modular homes – assessing each application on a case-by-case basis – it’s true that securing finance for modular constructions can sometimes present more hurdles than for traditionally built houses. The lending landscape can also change. ✅ To give your modular home the best chance of being considered for a mortgage, it generally must: ▫️Have full and final planning permission for the specific site and dwelling. ▫️Be permanently fixed to the site as a permanent dwelling. ▫️Comply with all Irish building regulations (including structural safety, fire safety, ventilation, etc.). ▫️Meet required energy efficiency standards (e.g., BER certification). ▫️Be supported by a full suite of documentation and certifications related to the build and site.
