    📢 Thinking About a Mortgage for a Modular Home? Here’s What You Need to Know There's a lot of talk online about whether modular homes qualify for mortgages in Ireland. The straightforward answer is: it’s complex, and approval often depends on the specific lender and the nature of the home. At Gleoite Homes, we construct our modular homes to meet current Irish building and energy regulations. They are designed to be placed on permanent foundations and are treated as permanent, fixed structures, not temporary solutions. These factors are essential for mortgage consideration. While some lenders are open to providing mortgages for correctly specified and sited modular homes – assessing each application on a case-by-case basis – it’s true that securing finance for modular constructions can sometimes present more hurdles than for traditionally built houses. The lending landscape can also change. ✅ To give your modular home the best chance of being considered for a mortgage, it generally must: ▫️Have full and final planning permission for the specific site and dwelling. ▫️Be permanently fixed to the site as a permanent dwelling. ▫️Comply with all Irish building regulations (including structural safety, fire safety, ventilation, etc.). ▫️Meet required energy efficiency standards (e.g., BER certification). ▫️Be supported by a full suite of documentation and certifications related to the build and site. We strongly advise speaking directly with mortgage lenders or a qualified mortgage broker as early as possible in your journey. Every financial institution has its own lending criteria, particularly for homes that differ from traditional block builds.
