While some lenders are open to providing mortgages for correctly specified and sited modular homes – assessing each application on a case-by-case basis – it’s true that securing finance for modular constructions can sometimes present more hurdles than for traditionally built houses. The lending landscape can also change. ✅ To give your modular home the best chance of being considered for a mortgage, it generally must: ▫️Have full and final planning permission for the specific site and dwelling. ▫️Be permanently fixed to the site as a permanent dwelling. ▫️Comply with all Irish building regulations (including structural safety, fire safety, ventilation, etc.). ▫️Meet required energy efficiency standards (e.g., BER certification). ▫️Be supported by a full suite of documentation and certifications related to the build and site.
